Encumbrance Certificate (EC) guide

An EC search can help identify registered transactions recorded against the property for a selected period. It is one part of due diligence; it may not reveal every dispute, unregistered claim, or record issue.

How to use an EC responsibly

Collect the exact property identifiers: district, Sub-Registrar Office, survey number, extent, and relevant document details.

Open the official Bhu Bharati portal and choose Encumbrance Fetch (EC), or ask the relevant Sub-Registrar Office how to obtain a certified search.

Choose a search period that covers the ownership history your lawyer needs; check names, dates, document numbers, and property schedules.

Investigate every entry with copies of the registered documents. A blank result does not by itself establish clear title.

Ask a local property lawyer to compare the EC with the title chain, revenue records, court searches, and seller’s claims.

Open official Bhu Bharati portal

Portal access and available search periods may change. Confirm the result with the Sub-Registrar Office.
